The Opportunity

Property was a 1.1 million sf, 5-building suburban corporate complex. 71% leased when recession hit and flight to CBD quality began. Lacked amenities, proximity to restaurants, transportation and general conveniences. On-site restaurant had closed. Difficult to get on broker tours. Asset was dated and lacked cacheĢ, especially for emerging millennial workforce.

Solution

Embarked on an aggressive re-brand and re-positioning plan anchored by strategic capex including expansive, popular deli and food court concept and after hours bar and lounge. Upgraded lobbies and corridors, modernized signage and service entrances. Launched with new amenity brands, broker and tenant events.

Result

The result was an increase in occupancy from 71% to 85% by landing two tenants, increasing absorption by 280,000 square feet.
